What If Your Mortgage Rate Dropped 3%? The Homebuyer's Guide to 3-2-1 Buydowns

San Diego Ben Lucas October 20, 2026

Rates are up. Buyers have hit pause. That's your opening.

If you've been watching mortgage rates lately, you're not imagining it. The 30-year fixed averaged 7.40% the week of October 15, 2026, per Freddie Mac — up from about 6.34% a year ago, and above 7% for the first time since early 2025.

A lot of buyers have responded by pumping the brakes. And that's exactly why sellers right now are more motivated than I've seen in a long time. Fewer buyers means more leverage for the ones still shopping.

Here's the move I'm recommending to almost every buyer I work with: instead of only asking for a lower price, ask the seller to pay for a 3-2-1 rate buydown. It can cut your monthly payment by over $1,500 in year one on a typical San Diego home.

What is a 3-2-1 buydown?

A 3-2-1 buydown temporarily lowers your interest rate for the first three years of your loan. The seller pays the cost upfront at closing, and that money sits in an account that covers the difference in your payment.

  • Year 1: your rate is 3% below your actual rate
  • Year 2: 2% below
  • Year 3: 1% below
  • Years 4–30: your full, locked-in rate

Your actual rate never changes — it's still a fixed-rate loan. You just get a three-year runway of lower payments, paid for by the seller.

The real numbers on a $900,000 San Diego home

On a $900,000 purchase with 10% down ($810,000 loan) at 7.40%, a 3-2-1 buydown saves you about $37,800 over three years.

Total seller cost: about $37,844, roughly 4.2% of the price. Principal and interest only; taxes, insurance and any HOA are extra. Example for illustration, not a loan quote.

Why a buydown beats a price cut right now

The same $37,844 does far more as a buydown than as a price reduction. Knock $37,844 off the price instead, and your monthly payment drops by only about $236.

It's often an easier yes for the seller, too. Their sale price stays intact, which protects neighborhood comps and their pride. In this market, a motivated seller would much rather offer a concession than sit through another month of showings with no offers.

And if rates come down in the next few years, you may be able to refinance — meaning you enjoyed the lower payments during the period you needed them most.

The fine print you should know

  • You qualify at the full rate. Lenders approve you based on the year-4 payment, not the discounted one. A buydown makes the first years easier; it doesn't stretch what you can afford.
  • Seller concessions have caps. Typical limits: conventional loans allow 3% of the price with under 10% down, 6% with 10–25% down, and 9% with 25%+ down. FHA allows up to 6%; VA up to 4%. The buydown counts toward that cap.
  • Primary homes and second homes only. Most programs don't allow temporary buydowns on investment properties.
  • Refinancing early? In many programs, unused buydown funds are credited toward your loan. Confirm how your lender handles it before you sign.

Every lender is a little different, so I always loop in a trusted lender early to confirm the numbers for your situation.

Is a 3-2-1 buydown right for you?

It's a strong fit if you:

  • Are a first-time buyer who wants breathing room while you settle in and furnish
  • Expect your income to grow over the next few years
  • Think rates may drop and plan to refinance when they do

It may not be the best tool if you:

  • Are already stretched at the full payment — the full rate arrives in year 4
  • Need the seller's credit for closing costs or repairs instead
  • Would benefit more from a permanent rate buydown (points) because you plan to keep the loan long term
